Hoku’ula: Maui’s Newest Residential Development in Upcountry

I had the pleasure of touring this brand new residential development on the hillside of the majestic Haleakala mountain in Haili’imaile in Upcountry Maui. Watch my video above!

I love this area because the climate is more temperate than the coastal areas and is centrally located from North Shore to Kula. The quaint town is small with a famous Haili’imaile General Store (which is actually a well-known restaurant). Agricultural land also surrounds part of the development.  Nearby is the wonderful small town of Makawao. The Hui No’eau Art Gallery and art studio is also nearby; it is a wonderful place to take art classes for adults and children.

Hoku’ula means red star in Hawaiian and is also the name of this new residential development. This is an enclave of 196 homes, some of which will have Ohanas! There are 6 different models ranging in size from 1456-2095 square feet of living area. The four-bedroom floor plans offer 2-3.5 bathroom options. Two car garages will be enclosed. Some of the features are an open-concept living area, high ceilings, a covered lanai, over standard-size baseboards, and optional upgrades. There are one and two-story homes.

The land homesites average around 7500 square feet which allows select lots to have an ohana (accessory dwelling) which is an incredible option! Some can be attached or detached. These units can be used as an additional living space, office, art studio, rental unit or gym/yoga (just some ideas). Or just use it for when you have family or friends visit.

If you follow Maui real estate, you know that new residential developments are not easy to come by. With limited land (remember Maui is an island!), difficulty in obtaining water meters, zoning restrictions, and all the development rules and planning it takes, not to mention cost, creates some scarcity. So this is exciting to have a new residential Maui development.

This development is a mixture of workforce and market-priced homes. My understanding from the sales agents is that the workforce housing is all sold and they also have a backup waitlist for workforce housing. They said they have about 47 market price homes left to sell. The last phase has not been released as of the writing of this post.

The current price range as of the date of this posting is $1,395,000 to $1,725,000. Again some are single-family homes and some are single-family homes with ohanas!
